Denise Richards and Ex Aaron Phypers Evicted From LA Home Over Massive Rent Debt

Denise Richards and her estranged husband, Aaron Phypers, have been ordered to leave their Calabasas home following months of unpaid rent, Us Weekly reports.

The eviction stems from a court ruling last Friday, December 26, after a Los Angeles Superior Court judge sided with their landlord, John Karan. The home, a six-bedroom, five-bathroom property spanning nearly 7,000 square feet, had been leased by Richards and Phypers since 2020 for $12,000 per month.

The judge granted possession of the property to Karan, stating that the lease was forfeited due to nonpayment. Karan had initially sought $84,000 in back rent, but the court has not yet determined the final damages.

According to Us Weekly, Karan filed suit against the couple on November 7, claiming they had fallen behind on their rental payments for several months.

Richards moved out of the Calabasas home in late 2023, opting to rent several townhomes for herself. Phypers remained in the property along with his parents and brother.

Richards alleged that Phypers damaged the home after her departure, though sources close to him have denied the claims, saying the house has actually been improved since she left.

The eviction comes shortly after Phypers requested spousal support from Richards, claiming monthly expenses exceeding $100,000. Court filings reportedly show that he spends $15,000 on rent, $1,500 on healthcare, $4,800 on groceries, $2,000 on eating out, $3,200 on cleaning services, and more.

Phypers also listed debts totaling approximately $850,000, including $180,000 to his landlord and $120,000 in back rent for a former workspace. He asked the court to order Richards, who reportedly earns over $250,000 per month from OnlyFans, appearances, and television work, to provide financial support.

Richards and Phypers’ relationship dates back to 2017, with their marriage taking place in Malibu in September 2018. Phypers adopted Richards’ youngest daughter, Eloise, in 2019. The couple separated in July, and Phypers filed for divorce citing irreconcilable differences.

Richards has faced ongoing personal challenges during this period. In July, she obtained a temporary restraining order against Phypers, alleging repeated domestic violence, including physical assault, strangulation, concussions, death threats, and digital surveillance. She was later granted a five-year restraining order in November. Phypers has denied all allegations.

Richards has also been building her career outside of acting. She joined OnlyFans in 2022 to support her daughter Sami, stating, “the creators of [OnlyFans] really took the best of every platform of social media and put it into one site… you own your content.” Her OnlyFans earnings are said to be significant, and friend Tori Spelling once admitted spending over $400 on content from Richards’ page.

This eviction highlights the ongoing legal and personal disputes between the former couple. Richards appears to be moving forward while maintaining her career and protecting her family.
