How To Buy A House In Whiterun (Free & Paid)

Breezehome in Whiterun is one of many homes a player can obtain in Skyrim. It is the first home you can buy when following the main story and serves as a safe spot to drop off your valuable loot. With that said, how do you buy a house in Whiterun?

Breezehome can be purchased from Proventus Avenicci in Dragonsreach for 5000 gold when Balgruuf the Greater, Jarl of Whiterun, allows the purchasing of the property after completing the quest “Bleak Falls Barrow.”

This method might be the most straightforward way to get Breezehome. There are several methods to obtain the said house.

Most players might have already acquired this house early, although there are instances where one might stray off the beaten path.

How To Buy The Whiterun House In Skyrim?

The simplest way to get Breezehome is by completing the quest “Bleak Falls Barrow.” This quest immediately comes after “Before the Storm.” The “Bleak Falls Barrow” quest can be obtained from Farengar Secret-Fire at Dragonsreach and can be found by simply following the path from the entrance gate leading up to the cloud district until you reach a long stairway with a set of doors at the top.

Once you’ve obtained the quest, travel to Bleak Falls Barrow found south of Whiterun and west of Riverwood. The entrance to Bleak Falls Barrow is at the top of the stairs and guarded by low-level bandits.

Head deeper inside the ruin & you will come across a group of pillars which you will need to set to “snake,” “snake,” “whale,” and this will let you pull the lever and continue. Further down, you will then meet Arvel the Swift trapped in a spiderweb. Hit the spiderweb and set him free & he will cower for a moment after being released making this the most opportune time to kill him to obtain the Golden Claw otherwise, you might need to chase him down.

Once the Golden Claw is acquired, zoom in on it from your inventory & it will show you the correct order the rings need to be. Once open, head into the large open cavern, find the Word Wall that gives you Unrelenting Shout, & dispatch of the Draugr Overlord.

After completing the quest, head back to Dragonsreach & speak with Jarl Balgruuf. He will let you know that a home is now available for you to purchase & points you toward Proventus Avenicci who will sell it to you for 5000 gold along with furniture and decorations delivered to your house automatically.

You will receive the key to Breezehome & the said house can be found just beside Warmaiden’s by the gate at Whiterun.

How To Buy A House In Whiterun After The Stormcloaks?

After the Stormcloaks take over Whiterun, a few changes take place. The most notable difference concerning making a house purchase would be the change from Balgruuf the Greater to Vignar Gray-Mane as Jarl and Proventus Avenicci with Brill as Steward. Brill will now be the one to sell you Breezehome.

There are a few bugs and issues surrounding this route when purchasing Breezehome. For instance, picking the “Buy a House” option from Brill, in some instances, may result in your game crashing. Currently, there is no known fix. Simply relaunch Skyrim and try again.

During the “Battle for Whiterun,” you may find Brill naked and dead in the street resulting in Breezehome unavailable for purchase since there will be no steward to buy it from. There are two fixes for PC via the console commands. 

The first solution is to hover over Brill’s body, select him, hit the console key on your keyboard (~), type in “resurrect” excluding the quotations, & hit enter and Brill should be alive again. The second solution would be to reopen the console (~) type in “player.placeatme 0001A6A2” excluding the quotations and an alive Brill will appear next to the player.

If Brill was killed or found dead before the events of the Battle of Whiterun, Proventus Avenicci will become steward again after the Stormcloaks take over Whiterun. 

It is a possible occurrence that after Breezehome has been purchased from Brill, he will not give you the option to decorate. The fix for this is to try to speak to him while he is in the throne room or to kill him and buy the upgrades from Proventus Avenicci who has relocated to the Blue Palace Basement is Solitude.

How Do You Get The House In Whiterun For Free?

Breezehome is a relatively inexpensive home compared to other houses for sale in Skyrim. Gold is valuable early in the game. Fortunately, there is a workaround players’ can exploit. 

To obtain Breezehome for free, first players must have enough gold to purchase Breezehome, which is 5000 gold. This is necessary to trigger the purchase dialogue with Proventus. Once you have enough gold to pay for the home, players must speak to Proventus Avenicci when he’s about to either sleep, get up from bed or when he is upstairs in the war room near any container.

Skyrim’s Free Breezehome Glitch

Proventus’ bedroom is where this exploit might be easier to accomplish which can be found in the Jarls Quarters found when heading up the stairs on the right side when facing the throne room and heading into the set of doors to the left. Once inside the Jarls quarters, Proventus’ room is the one you can see immediately to your right. You will know you are in the correct room if you see the set of stairs leading down to the right from the left side of the room. 

When you are inside the room, set your wait timer to around 11 pm or a few hours later and catch him right when he walks up to his bed, and make sure you are near one of his wardrobes. Before you talk to Proventus about the purchase, make sure to first save your game just in case you miss the opportunity. 

Speak to him once you’ve made your save, purchase Breezehome, quickly dismiss the conversation, and just before he takes your gold, open one of the storage containers nearby, then deposit all of your gold. Once you’ve received the Key to Breezehome, it is safe to take back your gold.

Breezehome will be the first of many houses a player will be able to purchase in Skyrim but unlike other houses, this one is made available to you through the main quest.  Once a player has completed the prerequisites for other homes, the same exploit used for Breezehome can be utilized to get the same results.
