Skyrim: You Can’t Rent a House, but Here Are the Alternatives

Real estate was never the strongest aspect of Skyrim, while you can purchase houses, there’s pretty much all there is to it. You can purchase a house in every hold only for it to eventually be abandoned because you’ve moved somewhere better. It would be great if you could instead of abandoning your old property, rent it. We’ve recently covered whether you can sell houses in Skyrim and today we’re going to be dealing with renting. So let’s see can you rent your house in Skyrim?
Can you become a landlord in Skyrim?
You cannot become a landlord in Skyrim, as a matter of fact, you cannot even sell your house once it’s been purchased. Houses play an important role in the game, primarily when it comes to storage. They provide you with enough containers to store all your valuable loot and trinkets that you might acquire through your travels.
They also house your family and your staff which consists of thanes and stewards. As you know you can’t even adopt a child if you don’t have a house for the child to live in. Luckily houses are not expensive but there are some prerequisites before you are able to buy them. Most importantly, you need to be a Thane of a certain hold in order to purchase property in it. You can become a Thane by helping the local populace and developing a relationship with the local Jarl.
Once you’ve become famous across a certain hold Jarl will offer you the position of Thane and the ability to purchase a house from his steward. The prices of property range from 5 thousand septims to nearly 40 000 septims for the most expensive house. The cheapest house currently in the game is Severin Manor in Raven Rock, as it’s completely free, while the most expensive is Proudspire Manor in Solitude.
Some houses are given to you for free such as Severin Manor added by Dragonborn DLC at Raven Rock. And some houses need to be built from scratch, such as houses added by Hearthfire DLC. No matter the way through which the house was acquired once you get it, that’s pretty much it. It is of limited use once you’ve moved in your stuff or your family and staff.
Is there a mod that allows you to rent out your house in Skyrim?
There are numerous mods out there that allow you to purchase, rent, or sell your several properties in Skyrim. And in the rest of this post, we’re going to give you a quick overview of them.
1. Re-Real Estate Continued
This simple mod allows you to buy multiple types of properties in Skyrim. You can simply interact with the sign in front of the building to purchase that specific building. You can buy mines, farms, inns, shops, and houses.
Purchasing each type of property comes with specific pros and cons. You can adjust the rent collected manually and you will find the coin at the special safe added to the local Jarl’s hall. 2. LandLord
One more mod that allows you to purchase properties and earn passive income from it. It’s a bit more complicated and the business side of it is a bit more pronounced when compared to Re-Real Estate Continued. In LandLord, you can buy stores and inns and establish “trade contracts” with them. The price you will pay for a specific property is calculated based on several factors such as your race, your relationship with the owner, and the location of the business.
Once you’ve purchased the property you can establish “trade contracts” with Clan Shatter-Shield or East Empire Company depending on the faction you’ve chosen during the Civil War questline. 3. Sell me your property
Sell me your property is a pretty straightforward mod that allows you to both buy and sell numerous properties throughout Skyrim. You aren’t limited only to the properties we’ve mentioned at the beginning of this post as the mod itself introduces over 60 properties available to purchase.
The process is simple, you enter a house that you like and you cast a spell called “Sell me your property” on the owners. The house, as well as the furniture and everything inside it, will become yours and a certain amount of money will be refunded to you.
If you wish to sell the house/property simply “Sold Property” spell. The cost of the house will be refunded to you minus 10%.
